2) The neighborhood itself is not actually abandoned, it is simply an older, much quieter section. The homes are still lived in and grounds still cared for, they have simply found a happy middle point between man-made and natural, as evidenced by the substantial growth in, around and through most of the homes. Some even appear to have been built directly into existing terrain. With this in mind, an ambush would not be the most difficult to facilitate. Many large trees grow throughout the area with massive trunks and large, heavy canopies.
3) The identity is still a complete mystery with every possible strain of theory you could imagine...crazed royal, blood thirsty thieves, denizens of the dark. This is why the town is gripped with such fear as they have absolutely no clues to work on, therefore no one feels safe.
